Flood Insurance Guide

Flooding is the most common natural disaster in the US — and your homeowners policy does not cover it.

Important: A standard HO-3 homeowners policy explicitly excludes damage caused by flooding, storm surge, or rising groundwater. This exclusion applies even if a named hurricane causes the flood. You must purchase a separate flood insurance policy.

Private flood policies may cover additional living expenses, higher dwelling limits, and replacement cost on contents — gaps that NFIP does not fill.

Who Needs Flood Insurance?

Required: High-Risk Flood Zones (Zone AE, Zone VE)

If your home is in a FEMA Special Flood Hazard Area with a federally backed mortgage, flood insurance is legally required.

Strongly Recommended: Moderate-Risk Zones (Zone X-500)

About 25% of NFIP claims come from outside high-risk zones. One inch of floodwater can cause $25,000+ in damage.

Worth Considering: Any Property Near Water

Rivers, streams, and ponds can overflow after heavy rain. FEMA maps may underestimate actual risk in developing areas.

How to Find Your FEMA Flood Zone

Visit msc.fema.gov/portal/home and enter your address to view your official Flood Insurance Rate Map (FIRM). Key zone designations:

  • Zone A / AE:High risk. 1% annual flood chance (100-year floodplain). Insurance required by most lenders.
  • Zone V / VE:Very high risk. Coastal areas with wave action. Highest premiums.
  • Zone X-500:Moderate risk. 0.2% annual chance (500-year floodplain). Insurance strongly recommended.
  • Zone X:Low to minimal risk. Outside the 500-year floodplain.
